RENTAL RULES AND REGULATIONS
1. CHECK-IN TIME IS AFTER 4:00 P.M. EST AND CHECK OUT IS 10:00 A.M. EST. NO Early Check-ins without prior approval. There will be a $50 per hour charge for late check outs without prior approval.
2. This is a NON SMOKING cabin. Pets are not allowed.
3. We will not rent to vacationing students or singles under 21 years of age unless accompanied by an adult guardian or parent.
4. DAMAGE/RESERVATION DEPOSIT- If you pay by traveler's check, money order or cashier's check, a security deposit is due prior to arrival (please call the office for the amount). If you pay by credit/debit card, you hereby authorize all damages, missing items and unpaid charges to be charged to your credit/debit card. No additional charges will be incurred and/or the security deposit will be returned to you within (10) days of departure, provided the following provisions are met.
a. No damage is done to cabin or its contents, beyond normal wear and tear .
b. No unpaid charges are incurred due to pets or collection of rents or services rendered during the stay.
c. All debris, rubbish and discards are placed in refuse containers outside. Soiled dishes are placed in the dishwasher and cleaned.
d. The cabin is left locked and keys are left in the lockbox.
e. All charges accrued during the stay are paid prior to departure.
f. No cabin inventory is missing and no linens are lost or damaged.
g. NO Early check-in or late check out, unless approved in advance.
h. Thermostat should be set to 80 degrees in summer and 55 degrees in the winter.
5. INCLUSIVE FEES - Rates include a one-time linen-towel setup.
6. NO DAILY MAID SERVICE - Daily maid service is not included in the rental rate. However, daily maid service is available at an additional cost. We suggest you bring your own beach towels. We do not permit towels or linens to be taken from the cabins.
7. WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance.
8. GAS/WOOD FOR FIREPLACE is not provided.
9. MAINTENANCE - If when you arrive, something is not working or if you have issues with your cabin, please notify us ASAP. We will do our best to correct the problem and/or address your issues. We are not able to correct/address maintenance/cleaning issues that are not reported to us during your stay.
10. PRIVATE OWNERSHIP - All of the cabins are privately owned; the owners are not responsible for any accidents, injuries or illnesses that occur while on the premises or its facilities. Owners are not responsible for the loss of personal belongings or valuables of the guests. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise
11. PAYMENT - An advance payment equal to 50% of the rental rate is required upon booking the reservation. If you are booking the reservation within 14 days of arrival, the advance payment is 100%. The advance payment will be applied toward the room rent. Please make payments in the form of credit card, debit card, traveler's checks, money order or cashiers checks. The advance payment is not a damage deposit. The BALANCE OF RENT is due 14 days before your arrival date.
12. CRITTERS AND WILDLIFE - Please remember you are in the mountains. Each unit is treated for pest control on a regular basis. Occassionally, a few critters could make their way back inside. In these rare instances, please notify the office and we will make every effort to solve the problem in a timely manner. No refund will be given. Please do your part by keeping windows and doors closed and all food and trash inside or in the appropriate outside receptacles.
13. CANCELLATIONS - Cancellations within 14 days of the arrival date will result in forfeiture of all payments made and/or due. Cancellations greater than 14 days prior to the arrival date are subject to a cancellation fee of 20% of the total contract amount or $50 whichever is greater. Failure to occupy the cabin at the agreed upon date (regardless of reason) is considered a cancellation. You may want to consider purchasing travel insurance.
14. RESCHEDULING - At our sole discretion (depending upon seasons and availability), you may be able to reschedule your reservation once up to 21 days prior to arrival for the same number or more nights. There will be a rescheduling fee of 20% or $50, whichever is greater. Reschedulings are not permitted within 21 days of arrival. If necessary, we reserve the right (at our sole discretion) to move your reservation or stay to a comparable or larger cabin either prior to or during your stay.
15. NO REFUNDS - No refunds will be given for power outages or malfunctions in equipment (i.e. Hot Tubs, Saunas, Jacuzzis, Television, Stereos or VCR). We strive to keep all equipment in good working order. However, if there is a problem with the equipment, we will get it fixed as soon as practical. There will be NO refunds for early departure for any reason. No refunds will be given for weather conditions or cancellations within 14 days of arrival.
